The Wyndford Estate regeneration is a £100 million, community-led and landscape-driven masterplan delivering more than 400 homes for social and mid-market rent, alongside a purpose-built community hub and an integrated network of public spaces. At its heart is the concept of “One Wyndford”, a vision that reconnects old and new neighbourhoods through a strong sense of identity, environmental resilience and long-term social value.
The masterplan is structured around a central green spine that links Maryhill Road to the River Kelvin. Shaped by the site’s topography, it creates an accessible route incorporating play spaces, gathering areas, biodiversity and sustainable drainage, forming the project’s ecological and social backbone. The proposal also redefines the River Kelvin corridor as a safer, more permeable landscape and active travel route that reconnects the community with nature.
A comprehensive co-design process informed the proposals over a 20-month period, including regular workshops with the Future Focus Group and engagement with local schools, youth organisations, planning stakeholders and the wider public. This collaborative approach directly shaped key spatial decisions, including the introduction of a heritage trail celebrating Wyndford’s shared history through integrated public art installations supported by Make it Glasgow.
The reinstated community hub forms the civic heart of the development and is prioritised within the first phase of delivery to provide early benefits for existing residents. Designed as a flexible and outward-facing building, it will accommodate social, health, educational and recreational uses, including community spaces, training facilities, meeting rooms and an affordable gym. Significant landscape and play improvements, including sports facilities and informal recreation spaces, will also be delivered early in the programme.
The housing strategy introduces a mix of flats, duplexes and family homes guided by passive design principles that optimise daylight, orientation and views across Glasgow. Carefully considered materials, active streetscapes and high-performance building fabric contribute to a durable and resource-efficient development. Together, these strategies demonstrate a people-first approach to regeneration, focused on neighbourhood repair, inclusivity and long-term resilience.
