Luxborough Street is a new build development in the heart of Marylebone that looks to ease the growing demand for affordable housing in Westminster. The new development provides a ground floor community space, as well as 14 new affordable homes above stepping from one to six stories.

ECD have been involved from RIBA Stages 0-3 working as lead designer for Westminster City Council and from Stages 4-5 with Wates Residential. The proposed one to two bedroom flats all benefit from dual aspect flats, MVHR units and a from a building that uses high performing fabric with low U-Values and good air tightness.

The form of the building responds to its context, stepping away at the rear to minimise daylight and sunlight impacts on the neighbouring building. This has enabled a series of green roofs which help connect the building with the adjacent Paddington Street Gardens North and Luxborough Tower Gardens.

The material palette reflects the streets use of red brick and subtle brickwork detailing. Linear brickwork banding is used to emphasise the ground floor and is brought up the front façade around windows for continuity. Zinc standing seam is then used on the top floor to break up the height of the building.

The collaborative effort from the design team from concept to construction will hopefully result in a building which flourishes in its use and setting in the not so distant future.
