ECD Architects and sister company Keegans were commissioned by Haringey Council for the ‘whole house’ retrofit of 215 terraced houses on the Coldfall estate in London N10 and 74 Easiform non-traditional concrete houses on the Tower Gardens North estate in London N17. The homes are predominantly two-storey terrace and semi-detached properties, built in the same pre-war era, with a mix of external wall finishes.
The requirement is for the majority properties to meet a high EPC band C. Currently the houses are a mix of Band C and D with a smaller number of Band E and F. The SHDF funding rules allow for a proportion of houses that are currently Band C to be included in the overall project scope.
In addition to meeting these performance targets, the project aims are to reduce energy bills for residents, provide warm and draught free homes, reduce condensation and eliminate mould risk, and improve indoor air quality
List of retrofit measures:
- EWI – mineral wool insulation with silicone render finish,
- Low level plinth insulation below DPC
- Loft insulation.
- Extended eaves and verges, new fascias and soffits
- Replacement gutters and downpipes, with offsets and/or below ground reconfiguration to meet the existing below ground drainage
- Chimney work repairs
- Replacement loft hatch
- Replacement doors and windows, except where these have been recently replaced
- Replacement extract ventilation, except where this has been recently replaced
Planning approval has been granted for the Coldfall estate retrofit work, and the Planning Application for the N17 site has now been submitted. Tender documentation for both sites is currently being finalised. ECD have also been working on a ‘section 105 consultation booklet’, to inform tenants of the proposed works to their homes, and give them an opportunity to provide feedback. Resident engagement events are being held for both sites, which will provide an opportunity for households to find out more about the proposed works, ask questions and share their views. Residents will also be given a choice of external render and door colours.
